The proposals for One Hardman Boulevard seek to breathe new life into one of Manchester’s largest office buildings, contributing to the continued revitalisation of the Spinningfields area.
Originally built in 2004, the iconic former NatWest office building is set to undergo a comprehensive redesign and refurbishment, creating high-quality and desirable office accommodation with sustainability at the forefront of operations. Parthena Reys’ plans have been welcomed by the city as an ambitious and future-thinking undertaking that will exemplify the highest standards in creative redesign.
The project’s design incorporates biophilic principles, introducing natural materials, planting, and abundant greenery throughout the space to enhance the physical and mental wellbeing of its occupants. The development will feature floorplates of 39,000 sq. ft and includes a roof terrace that will provide tenants with an outdoor escape that complements the building's wellbeing-focused environment.
The existing atrium is to be transformed by ‘cutting’ out pockets to bring more light into the deep floorplates whilst creating amenity and garden spaces forming a ‘Village Square’ at the heart of the building. The ground and first floors will provide spaces for informal engagement and promoting healthy working environments that will foster a culture of collaboration and innovation.
By repurposing the existing structure, the embodied carbon benefits will be far superior to that of a new building development. There is a unified commitment to achieve a BREEAM Excellent Refurbishment and Fit-out rating, with the team aspiring to deliver a lasting, meaningful design. The scheme will be amongst those redefining the future of sustainable office spaces.
Once complete, the building will be re-launched as The Metropolitan.
