Located in North Acton, Victoria Road is a mixed-use residential development, comprising two elegantly designed towers rising to 17 and 31 storeys linked by a unifying 4-storey podium. The scheme will deliver 609 student beds and 59 build-to-rent apartments, contributing a bold and dynamic presence to the evolving skyline.

The two buildings are distinguished by their size and use, with the main 31-storey building housing the student residences and the 17-storey building accommodating the build-to-rent apartments. The lower residential component forms an L-shaped frame around Station Square and Victoria Road, anchoring the scheme within its urban setting. Above, the student tower rises with a lighter, more sculptural form, stepping up in height to respond to the emerging context.

The accommodation will be complemented by high-quality amenities aimed at encouraging social interaction, fostering a sense of community, and connecting residents to greenspaces integrated within the scheme. There are a diverse range of outdoor greenspaces, including a wildlife garden at Level 1, a student garden atop the podium, and a Level 17 roof terrace as part of the residential building amenity. These greenspaces are accompanied by public realm enhancements, designed to be an attractive, active and biodiverse multi-layered landscape across the proposal.

Architecturally, the material palette has been carefully curated to balance contextual sensitivity with a distinctive identity. The residential building is grounded in a robust terracotta façade, providing a contextual relationship with the surrounding built environment. The façade is expressed in a vertical grid, used to emphasise the proportions of the tower, articulated by function. The grid density of the façade changes as you rise, creating visual separation for the civic, residential, and amenity sections of the tower.

The student tower employs a serrated, reflective aluminium and glazed façade that engages dynamically with the surrounding skyscape. The offsets add a textural quality to the massing, creating an interactive visual aesthetic. The anodised metal panels and glass enhance the reflective finishes emphasising the undulating façade, creating a unique interplay with light throughout the day.
