Burlington Lane is a new residential development in Hounslow, London, featuring 132 high-quality, tenure-blind homes, including on-site affordable housing.

The scheme comprises two primary buildings rising to 10 and 6 storeys respectively, alongside four two-storey townhouses positioned at the southeast corner. A unifying podium links the massing, enclosing a private internal courtyard that serves as the social and spatial heart of the development. Within this space, a 489 sqm communal garden has been created for residents of all ages to relax, play, and connect.

The massing is formed in two main aspects, a grounded element that forms the connection to the local environment and materiality, and an elevated element to address the townscape. The arrangement of the building envelops the courtyard, shielding it from surrounding noise and activity, fostering a more tranquil and protected communal environment.

To mediate the transition to the neighbouring Palladian Gardens, the development steps down in scale, with the two-storey townhouses forming a gentle residential edge that responds sensitively the surrounding context.

At ground and first floor levels, a clearly articulated horizontal plinth introduces recessed entrances and defines the 314 sqm of commercial space. Together with enhancements to the surrounding public realm, this active frontage establishes a welcoming threshold and contributes to a vibrant streetscape.

The architectural language of the primary façades is informed by the local vernacular, with the grounded residential elevations expressed through a series of vertically expressed bays. Organised in two-storey bands, the bays are framed by horizontal concrete profiles that trace and emphasise the building’s curved form, connected by vertical fins that define the window openings.

Different feature elements articulate the façade depending on internal use, consisting of Juliette balconies for living rooms, full height glazing for bedrooms and vertically textured brickwork inset between the concrete fins, reinforcing the rhythm within the bays.

In contrast to the masonry façade, the upper two floors are designed in reflective materials, polished stainless steel and glass, visually lightening the mass and acting as a mediator between the grounded base and the sky. These levels are stepped back to create a terrace space offering uninterrupted views of the London skyline and beyond.
