Building on the success of Phase 1, Viadux Phase 2 forms part of a new mixed-use development in Manchester City Centre designed to further regenerate an underutilised site above a disused railway viaduct. The designs include two striking towers, rising to 76 and 23 storeys respectively, which will complement the Viadux Phase 1 tower, completed in 2024.
The 76-storey landmark tower will be home to a 160-bedroom Nobu Hotel, featuring its signature bar and restaurant, event spaces, and meeting rooms on the lower levels. Above the hotel, 452 branded residences will mark Nobu’s debut in the UK property market, offering residents premium lifestyle amenities including a swimming pool, spa and gym, lounge spaces, and a landscaped podium terrace. Positioned 18 metres above street level, this elevated terrace will offer panoramic views across the city to the north and the Castlefield skyline to the south.
The 23-storey tower is sensitively positioned between the Grade II listed viaduct and Beetham Tower, completing the city block. This building will provide 133 affordable new homes that will be raised above the viaduct and cantilever over a public stair and lift, which connects Deansgate-Castlefield Metrolink to Great Bridgewater Street. At viaduct level, new retail units and newly landscaped public realm activate the streetscape.
Positioned either side of the existing Viadux Phase 1 building, the two new towers contribute to a vibrant and diverse urban offering. The scheme is set to deliver a bold mix of luxury hospitality, high-quality residences, and affordable homes within a core city centre location, delivering a critical mass of high-quality uses and supporting the ongoing economic growth of Manchester.
