Our vision was to create a truly sustainable future for the site through the regeneration and development of a vibrant, mixed-use city neighbourhood, respecting, and celebrating the unique character and sense of place afforded by the site’s heritage assets and transforming the existing public realm.
At the heart of our proposals is the sensitive refurbishment and redevelopment of the Grade II* listed Warehouse and Grade II listed Deansgate Terrace to create a new mixed-use urban quarter for Manchester. The non-original additions to the buildings that have blighted them for many years will be removed, and new office, leisure and retail uses will be provided, sitting alongside existing restaurant and leisure uses.
The refurbishment of the listed buildings will be complemented by the comprehensive redevelopment of the southern part of the site to create new high-quality residential apartments and associated amenity spaces, accommodated in three tall buildings arranged around a shared residents’ courtyard. The design of the new residential buildings takes reference and inspiration from the site’s listed buildings, to create a cohesive integration of new and old.
The site’s underused public realm, which includes the Great Northern Square, will be completely transformed, creating a green, biodiverse oasis within the city, and introducing vibrant new pedestrianised streets, improving connectivity and legibility. The listed viaduct structure to the south of the warehouse and the existing upper-level mews space will together become a generous landscaped public space incorporating a rich variety of independent retail, restaurant and leisure uses.
