Forming part of the wider Republic Estate, the site is located, at the western edge of the former East India Import Dock, which was redeveloped in the early 1990’s as an office complex. Whilst two of the four existing office buildings on the Estate have been successfully redeveloped to provide innovation and education uses, the remainder of the site remains underutilised and vacant.
The vision that informed the proposals is the transformation of this part of the Republic Estate to create a truly sustainable future for the site through the regeneration and development of a vibrant, mixed-use live-work environment.
This will be achieved through the introduction of high quality residential and student residential uses in two elegant new towers, together with a transformation of the public realm, to bring a 24-hour occupation to the site, to strengthen, enhance the existing community within the Republic Estate, and provide a welcoming, connected, legible, safe, and inviting place for all to enjoy.
The proposals also include the provision of a much-needed state of the art, environmentally sustainable data centre, and an innovative workspace and community building.
Key to these proposals was the desire to respect and celebrate the unique character and sense of place afforded by the site’s heritage assets. The form, expression and articulation of the buildings have been carefully designed to make contemporary reference to the site’s maritime history and heritage, and to carefully and sensitively integrate the listed former dock enclosure wall into the proposed new public realm spaces.
